The Caldecotte Group were instructed by a pub company to carry out a Feasibility Study for the redevelopment of the Blues Bar public house in West Drayton, Greater London. The Feasibility Study concluded that the site could offer our client significant uplift over the existing site value if planning consent was sought for a high density mixed use scheme.

Caldecotte Group were instructed to prepare a planning application for the redevelopment of the Blues Bar public house. The entire project was managed by Caldecotte Group and an application was submitted for demolition of the existing public house and the erection of 38 flats and 237sqm of retail floorspace with parking, landscaping and amenity space. The application was approved at planning committee.

This approval increased the site value of the Blues Bar by a seven figure sum.
