The Horsefair Tavern is situated in the market town of Wisbech, Cambridgeshire, known as "Capital of the Fens". The town lies in the north-east of the country, bordering Norfolk and only 5 miles south of Lincolnshire. The pub is located in a pedestrianised area close to the main shopping centre and so plenty of footfall for the Horsefair Tavern to appeal to.

Wisbech itself is a vibrant market town that has good employment levels. There is a lot of farming activity in the area and businesses that service this and its workers are located in the town. There are plenty of tourist attractions attracting the public to Wisbech such as the National Trust property -  Peckover House - and opposite, Octavia Hill's Birthplace. The Wisbech and Fenland museum also draws in visitors to see the Charles Dickens manuscript, Thomas Clarkson memorabilia and other exhibits. The Castle is starting to attract visitors to its program of events and activities, with Wisbech port and marina attracting boating enthusiasts.

The trading area is laid out across the ground floor in an open plan style with the bar is located directly opposite the main entrance and is large enough to showcase a range of taps and a coffee machine. There is a small kitchen to the rear of the bar which will service light meals and snacks but not large enough for a complex menu. There is also an open area to the rear of the bar that is ideal for live music and disco's. There are two televisions with good sight lines to show live sport, and a pool table and darts area which can cater to sports teams.
